Vermont gives us a narrow window to work with. Between the ice-out mud in April and the first hard freeze in November, there are roughly seven good months to wash a house — and not every week inside that window is equal. Here is when to book if you want the cleaning to actually last.
The sweet spot: late May through mid-October
The best conditions for a house wash in Chittenden County are between late May and mid-October. In that window you get:
- Consistent overnight temperatures above 40F so the cleaning solution stays active
- Enough sunlight to dry siding uniformly and prevent water spotting
- Landscaping is leafed out, so plant protection is efficient
- Enough summer humidity to identify problem walls (north-facing algae shows up loud)
We book two-thirds of our annual house washes between June 1 and September 30. That is not marketing — that is when the chemistry and the weather cooperate.
Why early spring is a gamble
April and early May in Burlington are unpredictable. Overnight temperatures still dip into the 30s, and cleaning solution loses effectiveness below about 40F. You also fight pollen fall, which will re-coat clean siding within days.
If you are trying to prep for a spring listing, the earliest we recommend is around Mother's Day, weather-depending. Before that, the job runs a real risk of streaking or needing a second pass.
Why late fall closes the window
Once we cross into mid-October, two things work against a wash:
- Overnight lows fall below 40F, reducing cleaning effectiveness
- Leaf load in gutters and on roofs is peaking — the wash gets recoated fast
Late-October washes still work, but the cost-per-clean-day drops. If you are choosing between mid-October and mid-May, wait for spring and use the fall slot for gutter cleaning instead.
The three specific times we recommend
If you want to be strategic about it:
- Late May / early June — knock off winter salt, road grime, and pollen. Sets the house up looking sharp for the whole summer.
- Late August — refresh before the fall photo season, weddings, family visits, and any real estate listings.
- Mid-September — hits the sweet spot where algae growth peaks and just before the leaf load starts.
Most Burlington homeowners we work with rotate on a once-a-year cadence, usually in that late-May or early-June slot. North-facing homes near Lake Champlain sometimes benefit from twice-yearly — spring plus early September — because the humidity keeps the biology active.
What about weather on the day?
We do not wash in active rain or with rain forecast within four hours of finish. Chemistry needs dwell time. If your booking hits a bad forecast, we reschedule at no charge — usually within the same week, since we watch the ten-day carefully.
Wind matters too. Above about 15 mph makes plant protection unreliable, so heavy-wind days get pushed a day or two.
