Should You Clean Your Roof Before Winter?

A pre-winter roof soft wash is worth it in Vermont, but only in specific cases. Here is when to book, when to wait, and why pressure washing a roof is a mistake.

Every fall we get the same question from Vermont homeowners: is it worth cleaning the roof before winter, or should I wait until spring? The honest answer depends on what your roof looks like today and what your winter usually looks like. Here is the straightforward decision framework.

When a pre-winter clean is worth it

Book the roof soft wash before winter if any of these apply:

  • Visible black streaks running down the north-facing slopes (gloeocapsa magma algae)
  • Green or gray moss patches, especially in valleys or along shaded eaves
  • Recurring ice dam issues in the same locations winter after winter
  • Trees dropping heavily over the roof plane, leaving leaf mats in valleys
  • A shingle roof over 10 years old where you want to squeeze out remaining life

The biology holds moisture. Moisture that sits on shingles all winter, freezes, and thaws against the granule surface shortens the roof's life. Removing it in late October gives the roof its best chance to shed snow cleanly.

When it can wait until spring

Skip the pre-winter clean and book for May if:

  • Roof looks clean already — no streaks, no moss, no leaf mats
  • Under 5 years old with no visible biology
  • You have no history of ice dams
  • Overnight temperatures are already consistently below freezing (chemistry loses effectiveness)

Spring is often the better slot for roofs that are not showing active problems. You get the winter dirt off in one pass and set the roof up for the whole growing season.

Why pressure washing a roof is never the answer

Pressure washing an asphalt shingle roof strips the ceramic granules that protect the underlying asphalt from UV. Once the granules are gone, the shingle degrades in years, not decades.

Every legitimate roof cleaner uses a soft wash approach — low-pressure application of a sodium hypochlorite solution that kills the algae and moss at the root, followed by a gentle rinse. The chemistry does all the work. See our roof soft wash service page for exactly how the method works on Vermont shingle roofs.

Anyone offering to pressure wash your roof for a low price is destroying the roof to save you a few dollars. Do not do it.

What "before winter" actually means in Vermont

For roof work specifically, we need three things:

  • Daytime temps consistently above 45F for the chemistry to work
  • No rain in the 4-hour window after application
  • Dry shingles at time of application

In Chittenden County that generally means we can do roof soft washes through late October, occasionally into the first week of November in a warm year. Once we are consistently seeing overnight lows in the 20s, we stop scheduling roof work until spring.

If you are calling in early November, we will look at the ten-day forecast honestly and tell you whether the window is still open or whether you are better off booking a May slot now.

The two-visit strategy

For roofs with heavy algae or moss load, a common approach is:

  1. Late fall soft wash — kills the biology so it does not multiply under the snow
  2. Follow-up spring inspection — most residual staining rinses in the next couple of rain cycles; if not, a light second pass

This is the same reason mildew treatments on siding work best when applied in fall. You are killing the growth, not just hiding it. The clean look often develops over the following weeks as the dead biology weathers off.

What a real soft wash includes

Every roof job in our bracket covers:

  • Low-pressure application of manufacturer-approved cleaning solution
  • Full coverage of affected slopes — never dry-spotted
  • Plant and shrub protection with pre-soak and post-rinse
  • Gutter flush to remove chemistry and any dislodged debris
  • Fully insured crew, damage warranty in writing
  • Photos of before and after

Pricing runs $400-700 for most Burlington-area homes. Larger custom homes or steep three-story pitches quote above the bracket, still locked-in before we start.

Book the last good window

If your roof needs it, do not wait. Once the temperatures drop, we cannot do the work safely or effectively until May.
